By using the Website you are confirming that you have read and understood these Terms and Conditions and you are accepting that you will be bound by these Terms and Conditions.

Property reservations are made online through the Website using the Reservation Form ('the Reservation').

The person who makes the Reservation through the Website must be at least 18 years old.

All payments must be made by credit card through the Website unless expressly agreed otherwise in writing by Dubai Furnished Rentals.

All payments are taken in United States dollars (US$). Amounts in Sterling or Euros are shown for information purposes only. All payments are subject to the exchange rate at the time of making the payment.

By submitting the completed Reservation Form and your credit card details through the Website you will be entering into a binding contract with Dubai Furnished Rentals.

The person who makes the Reservation accepts these Terms and Conditions on behalf of all members of the party and is responsible for all payments due from the party.

On receipt of the completed Reservation Form, Dubai Furnished Rentals will send you an e-mail confirming your reservation ('the Rental Confirmation').

Dubai Furnished Rentals do not accept any liability for any inaccuracies on the Reservation Form that are not notified to Dubai Furnished Rentals within 5 days of making the Reservation.

Dubai Furnished Rentals will endeavour to meet your special requests however; Dubai Furnished Rentals does not provide any guarantee that special requests will be fulfilled.

Dubai Furnished Rentals will endeavor to meet any request for amendment however, Dubai Furnished Rentals does not provide any guarantee that requested amendments will be accepted or met.

Where it is possible to action your request for an amendment to the Reservation, Dubai Furnished Rentals reserve the right to charge a US$ 100 amendment fee which will become due and payable by you on confirmation by Dubai Furnished Rentals that your request has been actioned.

Any cancellation by you of the Reservation must be made in writing and sent via our contact form ('the Cancellation'). A Cancellation will only become effective once the Cancellation request has been received by Dubai Furnished Rentals.

A sum equivalent to at least 25% of the Total Booking Value will not be refunded to you if you cancel your Reservation.

No refund or compensation will be given by Dubai Furnished Rentals for late arrivals, a reduction of the number of persons in your party, failure to pay your balance or early departures.

Refunds or compensation will only be given by Dubai Furnished Rentals for exceptional circumstances where a serious problem occurs with the Property which cannot be rectified by the Property owner within 24 hours from when it was reported in accordance with the contact/emergency contact details provided by the Property owner and causes you extreme discomfort or serious inconvenience. The value of the refund or compensation and whether the problem constitutes extreme discomfort or serious inconvenience is at the sole discretion of Dubai Furnished Rentals.

If you leave the Property early in any circumstances without notifying Dubai Furnished Rentals, you agree that you have no rights to compensation or refund.

You and the members of your party agree to the following in respect of your use of the Property:-

Not to damage or injure the Property and contents or make any alteration or addition to it.

That the Property owner or any person authorized by the Property owner may enter the Property for the purpose of cleaning, inspection and/or repairs.

Not to receive paying guests or carry on or permit to be carried on any business or trade from the Property.

Whether the cost of any heating or air-conditioning is included in the Property price, or paid for as a supplement, the heating or air-conditioning units must only be used while you are in the property, with all windows and doors kept closed.  Under no circumstances must the units be left on continuously while the Property is unoccupied.

Not to do or permit or suffer to be done in or on the Property any act or thing which may be a nuisance, damage or annoyance to the Property owner, to the occupiers of the neighbouring premises or which may void any insurance of the Property or cause the premiums to increase. Should it be found that any member of a party is behaving in such a manner Dubai Furnished Rentals and/or the Property owner reserve the right, without prior notice, to terminate the Reservation. Dubai Furnished Rentals accepts no claim for refunds or compensation nor any ongoing responsibility or liability if the Reservation is terminated in accordance with this clause. Further, you will be liable to reimburse Dubai Furnished Rentals for any expenses whatsoever it incurs as a result of your behavior.

Not to keep any animals or birds or other living creature on the Property without the written consent of Dubai Furnished Rentals.

Not to use the Property for any illegal or immoral purpose.

To notify the relevant person (in accordance with the contact/emergency contact details provided) immediately of any disrepair, damage or defect in the Property or any problem or any event which causes damage to the Property or which may give rise to a claim under the insurance of the Property.

Access to the Property will be after 2pm on your day of arrival to allow time for cleaning and servicing, and the Property must be vacated by 2pm on the day of departure.

You agree to indemnify Dubai Furnished Rentals for the full amount of all claims, liabilities, demands, damages, expenses, losses, refunds, fines, costs (including legal costs) and all other sums of whatever nature which Dubai Furnished Rentals incurs, suffers or becomes responsible for as a result, directly or indirectly, of any breach of these Terms and Conditions or any other special condition or any act or default on your behalf or on behalf of any other person in your party or in the event of any other liability being incurred by Dubai Furnished Rentals which is excluded under clause 10 hereof. This indemnity shall survive and remain in full force and effect after the expiry of the Reservation.

The capacity of the Property is clearly stated on the Website and a party will not at any time exceed the stated capacity unless express permission is given in writing by Dubai Furnished Rentals prior to the Commencement Date.

If permission is granted in accordance with clause 8.1 Dubai Furnished Rentals reserves the right to make an additional charge.

If a party exceeds the number stated in the Reservation and no permission is granted to exceed the capacity of the Property, Dubai Furnished Rentals reserves the right to terminate the Reservation and/or levy a charge for the additional numbers.

If deemed necessary Dubai Furnished Rentals reserves the right to cancel the Reservation. In such circumstances Dubai Furnished Rentals reserves the right to substitute the Property for a property of equal or better standard (subject to availability). In such circumstances no compensation will be payable by Dubai Furnished Rentals.

If Dubai Furnished Rentals is unable offer a substitute property you will receive a full refund of monies paid and Dubai Furnished Rentals does not accept any liability for any loss caused to you as a result of the cancellation.

If Dubai Furnished Rentals is required to substitute the Property, Dubai Furnished Rentals will notify you at the earliest opportunity of any substitution via e-mail. You will have 5 days from the date that notification of the substitution is sent to decline the offer. If you decline the offer within 5 days you will receive a full refund of monies paid to date.

If you do not respond to the notification of a substitution this will constitute an acceptance of the substitute property and no refund or compensation will be payable in respect of the substitution.

Dubai Furnished Rentals acts as a booking agent for accommodation only and shall not be liable for any loss or damage whatsoever and howsoever caused including but not limited to death, injury, illness, property loss, damage, accidents, delays, irregularities or personal expenses (except to the extent to which it is unlawful to exclude such liability).

Dubai Furnished Rentals do not accept any liability for any loss caused through any acts of third parties such as, but not limited to, tour operators, airlines or rental car companies.

Dubai Furnished Rentals are not responsible for management of the Property and do not accept any liability for any failure, act or omission in relation to the management of the Property. The management of the Property is the responsibility of the Property owner and any issues regarding the management of the Property should be addressed to the Property owner directly.

Dubai Furnished Rentals uses all reasonable endeavors to ensure the accuracy of all information provided on the Website however Dubai Furnished Rentals cannot accept any liability whatsoever for any problems that occur whilst guests occupy the Property. All information has been provided in good faith and no liability is accepted whatsoever by Dubai Furnished Rentals for any misrepresentation regarding the Property.

Information on the Properties is supplied by the Property owner or their agent and Dubai Furnished Rentals is not liable for any errors or omissions in the Property description.

Any liability incurred by Dubai Furnished Rentals shall be limited to the Total Booking Value.

Dubai Furnished Rentals may modify any of these Terms and Conditions at any time and at its sole discretion by posting a change notice or new Terms and Conditions on the Website. Modifications may include, for example, changes in fee schedules, payment procedures and rules.

Dubai Furnished Rentals may at any time make alterations to or to withdraw the Website or any part of it.

Dubai Furnished Rentals reserves the right to change the description of any Property or service at any time, in which case it will endeavor to notify you of all changes before the Commencement Date, if it is practical to do so. No compensation will be payable by Dubai Furnished Rentals in such cases. No claims will be accepted for costs or additional expenses incurred as a result of any changes.

In the event of your breach of these Terms and Conditions, the rights of Dubai Furnished Rentals shall not be prejudiced or restricted by any indulgence or forbearance extended to you and no waiver of any breach operates as a waiver of any subsequent breach.

These Terms and Conditions and all matters arising out of them shall be construed and governed by English Law and shall be subject to the exclusive jurisdiction of the Courts of England and Wales in relation to any dispute.
